Affirmative Title provides both Title Insurance and Closing/Settlement Services throughout the State of New York, and has done so for the past ten years. We are currently agents for Stewart Title. Our closers are either in-house personnel or are independent, professional closers - both attorneys and non-attorneys - all of whom we have developed long-term relationships with. We also maintain a database of recommended appraisers throughout the State for your convenience. As a result, we are able to assist with appraisals, provide Title Insurance and conduct closing transactions as a single operation throughout New York State, eliminating the usual "bottleneck" that occurs when using separate agents.

Affirmative Title is highly experienced in representing/servicing lenders, retail branches, brokers and borrowers in all regards from providing Title Insurance to conducting the closing transaction. Our Title Examiners perform all title reading functions as well as supervising the production of accurate and timely Title Commitments, generally within 24 to 72 hours of receipt of order, as well as supervision of Final Policy production. All technical staff are cross-trained to prevent any disruption of service.

Our Closing Coordinators perform the functions of final title review and cure, document preparation and all post closing administrative functions including disbursement of funds. We utilize a post closing review procedure that rechecks all documentation, making sure that each has been prepared and executed properly prior to their return ot the lender. All documents are shipping within 24 hours of closing.

Our ultimate goal is to provide every broker or lender with efficient, friendly service and to provide every borrower with a successful closing.
